Golden Visa Spain: residency by the acquisition of real estate in Spain

Golden Visa, or spanish gold visa, is a visa that allows foreign citizens, non-EU citizens, to obtain Spanish residency in exchange for significant financial, real estate or business investments in Spain.

That is, in exchange for a considerable economic investment in Spain, you can obtain a residency permit in Spain.

The Golden Visa, or Visa for Investors, allows you to live in Spain without having to stay in the country for a certain period of time. You just have to invest a certain amount of money, according to the specific type of investment to get your Golden Visa quickly and easily.

If you are not staying irregularly in Spain and you are over 18 years of age, and if you have no criminal record in Spain and in the countries where you have resided for the last 5 years, if you also have public or private health insurance with a insurance entity authorized to operate in Spain, and if you have sufficient financial resources for you and your family, then you are in a position to apply for the Golden Visa in Spain.

Are you coming to Spain accompanied by your family?

Since investors are normally accompanied by their wife and children, Law 25/2015, of July 28, on the second chance mechanism entailed an amended of the Law 14/2013, of September 27, to support entrepreneurs and their internationalization, so that all members of the family unit can obtain the Golden Visa. Even the ascendants in charge of the investors, and their minor and adult children who are economically dependent and who have not created their own family unit can obtain the Golden Visa through an investor family member.

What type of investment has to be made to obtain the Golden Visa Spain?

There are three types of investors, according to the investment class: financial, real estate or business investors

If it is a financial investment, it must be a minimum investment of:

  1. Two million euros in Spanish public debt securities, or
  2. One million euros in shares of Spanish capital companies with a real business activity, or
  3. One million euros in investment funds, closed-end investment funds or venture capital funds established in Spain, or
  4. One million euros in bank deposits in Spanish financial institutions.

If what you are going to buy is real estate in Spain, it is required that the investment be of a value equal to or greater than 500,000 euros within Spanish territory, this being the type of investment most requested to obtain the Golden Visa.

The third of the types of investment is in a business project, without requiring a minimum of invested capital, having to prove the creation of jobs, the relevant socio-economic impact in a certain geographical area or relevant contribution to scientific and / or technological innovation.
